Manufactured Homes Coming Back…and Better Than Ever.

Did you know that many new manufactured homes that are built today resemble conventional single family homes?  The styling of manufactured homes have come along way with upgrades in materials and appliances along with a nice curb appeal and to some degree it seems to be working.   Manufactured home sales are up significantly in 2011 which isn’t really surprising considering cheap credit isn’t as readily available for traditional homes.

It also doesn’t hurt that the average cost of a manufactured home is about $200,000 less than a traditional home.   All in all things are looking up for the industry.  More to come…

A Real Important Date To Remember when searching for a Mobile/Manufactured Home

Manufactured homes built prior to June 15, 1976 were built to a lesser standard and are not considered to be as safe as homes built after that date.  That is why FHA does not insure mortgages on pre 1976 manufactured making it near impossible to get a loan for those homes.

According to the US Department of Housing and Urban Development or “HUD”…

“A manufactured home must be built after June 15, 1976, and bear an affixed HUD seal on each section to be eligible for FHA Insurance. The appraiser should verify the location and wording on the seal(s). Manufactured houses built before June 15, 1976, must be rejected. No exceptions are allowed.”

NOTE: We require that multi-section homes or “double wides” be built after 1976 and single wides be built after 1996.
